Once you have viewed and decided on the property you wish to apply for you need to complete a Tenancy Application form providing details of your employment, N.I. number, present residential status and bank details.
We do not require referencing or tenancy fees!
The application process includes taking up Employer References, Existing Landlord’s Reference, Credit Checks and Bank Account verification. You will also need to provide two forms of ID, one of which must be 'photo ID such as your passport and/or driving licence, plus your current address verification, ideally your latest Council Tax bill. We can only accept Tenants who have a clear credit record and good references.
When the referencing has been completed satisfactorily, we then request a rental payment of one month’s rental in advance plus a Tenancy Deposit, usually equivalent to one month’s rent, which is held under the Deposit Protection Scheme throughout the term of the tenancy. If the landlord has agreed that a pet may be kept at the property, an additional amount to cover the pet bond will be taken and added to the Tenancy Deposit.
Once the Tenancy Agreement has been signed, we will arrange the property handover, read the meters and notify the council and utilities of your details. You will need to set up a monthly standing order with your bank for the ongoing rent payments.
If the landlord has asked us to manage the property, we will be on hand to deal with any day to day requirements you may have and we will be your point of contact during the term of the let.
